I couldn't understand how a cupcake place could survive on the Avenue in a space that Peet's Coffee could not make work. It appears my gut was right. It's a great space with nice access from the back parking lot, too. We'll see what can survive there.
In the meantime, tea is going to try to make a go of it on the attractive "Smoke Shop" corner. Changing out the windows should lighten the place up nicely.
Actually both of these places surprise me. Good tea is very expensive, but there is already a really great tea place (Rue du Thé) on Donnelly, where they serve light lunch, dessert items, in particular the chocolates are excellent. It's hard to imagine paying rent with cookies and cupcakes (the cookies were really good at teacakes, I thought), but then again, there are many more yogurt places, most of which have stayed put. I'm not sure at all what the formula is.
A big loss for the Avenue was Potpourri--happily, they moved to Broadway and I can always find a gift there. Personally, I think this is currently what I think is lacking on Burlingame Avenue, a gift shop with beautiful, unique items, since people need gifts all year around and they generally like to see and touch the items in person, rather than ordering off the internet.
